Modern Home Builds LLC (Modern Home Builds, we, us, or our) respects your privacy. This policy explains how we handle information when you visit modernhomebuilds.co, contact us, request our services, or choose to receive text messages.
Information we collect
We collect information you choose to provide, such as your name, email address, phone number, city, project details, communications, and service preferences. If you opt in to text messages, we keep the phone number, consent disclosure, consent date and source, and opt-out information needed to manage that choice. Please do not send sensitive financial, identity, or health information through a project inquiry.
How the website contact form works
The current website form prepares an email in your own email application. It does not automatically submit a lead or enroll you in text messaging. We receive the inquiry and any selected SMS consent only when you send the email. You can contact us without choosing SMS consent.
How we use information
We use information to respond to inquiries, discuss estimates, arrange consultations, coordinate requested work, provide customer support, and maintain business records. When you specifically consent to our Project Updates text program, we may send inquiry responses, estimate follow-ups, appointment confirmations and reminders, and project updates. We do not treat a phone number alone as SMS consent.
SMS privacy and consent
We do not sell or rent personal information. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes. SMS consent is specific to Modern Home Builds and is not transferable to another business.
Limited service-provider processing
We may use Cloudflare for hosting, GoHighLevel (GHL) for customer communications and text-message administration, and email or other service providers to operate the website, respond to you, and deliver messages on our behalf. Those providers may process only the information needed to perform those services; they are not authorized to use your mobile information or SMS consent for their own marketing. Other information may be disclosed when required by law or necessary to protect rights and security. These disclosures do not authorize third-party marketing use of mobile information or SMS opt-in data.
Website hosting and local storage
Cloudflare hosts and protects this website and may process connection data such as IP addresses, request information, device/browser details, and security logs. The website stores your language preference in your browser’s local storage. The current site does not include GHL tracking, advertising cookies, or an advertising analytics pixel. You can clear local storage through your browser settings.
Your text-message choices
SMS participation is optional and is not a condition of purchasing services. Message frequency varies. Message and data rates may apply. Reply STOP to a message to unsubscribe; you may receive one confirmation of your opt-out. Reply HELP for assistance or contact us below. We honor opt-out requests and do not resume program messages without new consent. See our Terms & Conditions for the full SMS program terms.
Retention, security, and your requests
We keep inquiry and service records for as long as needed for the purposes described, legal obligations, and resolving disputes. Consent and suppression records may be kept to document permission and honor opt-outs. We use reasonable safeguards, but no transmission or storage method is completely secure. Contact us to request access, correction, or deletion of your information, or to withdraw consent. We may verify your identity and retain records where necessary or required by law.
Children and external links
Our services and text program are intended for adults. We do not knowingly collect information from children under 13. Contact us if you believe a child has provided information. Links to external services, including social platforms, are governed by those services’ own policies.
